Where This Started
A Conviction Before a Business Plan
Summers Forestry did not start with a prospectus. It started with a simple observation: the families and institutions that have built durable wealth across generations almost always held land. Not traded it. Not leveraged it. Held it — with patience, with care, and with a clear understanding of what the land was capable of producing over time.
Timberland in the Southeast sits at the intersection of everything that makes a real asset worth owning. The underlying resource grows every year without requiring a market to cooperate. The land itself appreciates independently of the timber. The income stack is diversified — timber, pine straw, hunting leases, carbon, conservation — in ways that most asset classes cannot match. And the barriers to doing it well are high enough that most institutions do it badly, and most families never try.
We decided to try. Not because the spreadsheet demanded it, but because we believed it — and because the place where we do it is home.
We did not come to North Florida because the data pointed us here. We are here because this is where we are from.

When an institution manages timberland, it manages it for a mandate — a return target, a fund term, a redemption window. When something changes, the land becomes a variable in a portfolio model.
When a family manages timberland, it manages it for permanence. There is no exit built into the underwriting. There is no committee that meets quarterly to decide whether to hold or sell. There is no pressure to harvest before the timber is ready because a fund term is ending. The land is held because the family decided to hold it — and that decision does not expire.
That is the advantage we bring to every landowner who works with us, and to every acre we own. We are not managing to a deadline. We are managing to a legacy.

A 25-year timberland platform is not a project for one person. It is a structure designed to outlast the person who built it — and that requires the next generation to understand what they will be inheriting before it arrives.
The Summers sons are active principals of this organization. They are not passive beneficiaries waiting for a transition. They are learning the land, building the relationships, and developing the judgment that timberland ownership demands — so that when stewardship transfers, it transfers intact.
We believe the most important thing a family business can do is prepare the people who follow, not just the assets they will hold. Summers Forestry is built with that in mind.
The Long View
Twenty-Five Years Is a Commitment, Not a Projection
Most investment timelines are projections — a best estimate of when the model reaches its targets. Ours is a commitment. We are not projecting that we will still be here in 25 years. We are building a structure designed to require it.
The longleaf pine stands we plant today will not reach their full potential for 40 to 60 years. The carbon and conservation programs we build require decade-long relationships with landowners and registries. The contractor networks and mill relationships we develop compound in value the longer they are maintained. None of this works on a five-year timeline. It works because we intend to be here, doing this work, long after the first rotation closes.
That permanence changes how every decision gets made. It changes which tracts we buy, how we manage them, which buyers we sell to, and which landowners we take on as clients. When you are building something meant to last, you build it differently.
